Do You Need Title Insurance When You Buy A Home?

What Is Title Insurance | Is Title Insurance Worth It?

What is title insurance | Is title insurance worth it | Title insurance explained

How Title insurance works, it’s a form of indemnity insurance that protects the holder from financial loss sustained from defects in a title to a property. The most common type of title insurance is the lender’s title insurance, in which the borrower purchases coverage only to protect the lender. Owner’s title insurance is often paid for by the seller to protect the buyer’s equity in the property and is available separately.

KEY TAKEAWAYS ➡️ Title insurance is a form of indemnity insurance that protects the holder from financial loss sustained from defects in a title to a property.

➡️ The most common claims filed against a title are back taxes that had been missed by a title company, liens (from mortgage loans, home equity lines of credit, easements), and conflicting wills.

➡️ A one-time fee paid for title insurance covers pricey administrative fees.

Prequalified and Preapproved Are Not The Same Thing

It Is Take a Tip Tuesday and being prequalified and preapproved are not the same thing when getting a home loan.  There is a big difference between being pre-qualified and pre-approved. If you are wanting to write offers on homes even the most inexperienced realtors know the difference between a pre-qualification letter and a pre-approved letter. So which one do you need to start a home search? When do you need a pre-qualification letter and when do you need a pre-approval letter when buying a home? and whats better pre-approved or pre-qualified?

In this video, I will cover those burning questions so you will know what letter you need when starting your next home search.

***If you are buying your first home you may be interested in checking out my video https://bit.ly/2OoaLut
So whats the BIG Difference in a pre-qualification letter and pre-approval letter. I recently got into an argument with a real estate agent about this, I knew it was time to explain this in a video. I figured if she was confused by the difference than many buyers and sellers may be as well. If you are starting your home search and you are unsure how much of a home you can afford you will want to reach out to a trusted lender, (if you do not have one I can get you a complete list of lenders I have used over the past 10 years) and find out how much home you pre-qualify for this is a very general amount and not set in stone. This letter is just a guideline to help you budget for your home when you first start thinking about buying.

For home sellers I would not accept an offer with a pre-qualification letter because they buyer has not given the lender enough information to get a pre-approval letter. The lender has only received a possible buyers’ basic information and hasn’t gotten the full picture of the buyer finances. They are only going by what the borrower says about their monthly paycheck, credit report and outstanding balances and knows a little about the buyers’ job history.

So why is a pre-approval letter is better? If you are a buyer the lender verifies the borrower’s information and documentation to determine exactly how much it would be willing to lend to that borrower. If you are a seller this letter lets you know that the buyer has taken the proper steps to purchase your home at the price offered and they will be able to close if nothing changes in the time your home is under contract.
In closing, if you are shopping for a home and just need to know around about price to start looking at homes online a pre-qualification will work just fine. But if you have selected a realtor and are seriously shopping homes to write on offer on you will definitely need a pre-approval letter to make your offer stronger than the person who has a pre-qualification letter especially if you are in a strong market that has bidding wars if you like to see the video about bidding wars click here https://youtu.be/DtiAbq5nlIM

The HOA and Management Companies, Whats The Difference?

Many people are confused by the HOA and the management company that runs the neighborhood’s community. This has been causing a battle with the homeowners association and its residents but many HOA’s are not run by the homeowners themselves but by management companies, even though some residents may hold titles with the HOA. In this video Kristina Smallhorn, Your Real Estate Whisperer will explain what the homeowners association can and can’t do and what your homeowner’s association does to protect your interest when you have a management company as well.

I recently got a message from a past client after seeing my video for the American Flag and your HOA https://youtu.be/gYr-SO8gYAw and The HOA and Fireworks https://youtu.be/cpBwWVATY2Y videos. She asked that I make this video since she is on an HOA that is run by a management company. She asked if I could explain to my followers what is the role of the HOA when you have a management company with a true and false style approach. So let play along when you watch and see if you knew the answers before I give the answer. I hope you found this video about The HOA and The Management Company, useful if you’d like to read more real estate buying and selling tips you can visit my blog at yourrealestatewhisperer.com

New Construction In Ascension Parish By LEVEL HOMES, Germany Oaks Subdivision, Gonzales Louisiana

Ascension Parish Coffee Talk #36, A weekly show where I talk about nothing but the people and businesses here in Ascension Parish. This week I talk with Alicia Wilson a new sales counselor for LEVEL Homes in Germany Oaks Subdivision in Gonzales. We meet at one of the model homes on 15133 Germany Oaks Blvd. A 4 bedroom 3 bath home.

Ascension Parish Coffee Talk #36
Alicia Wilson With LEVEL Construction

Alicia takes the time to take us on a tour and discuss all the amenities LEVEL Homes has to offer. We begin in the kitchen where you’ll see that the standard home is above most standard homes in this price range, she tells us that you are able to choose the type of granite a buyer may want and appliance packages that are available. The tour continues with Alicia telling the Ascension Parish Coffee Talk viewers that granite in the master bath is standard as well even around the oversized garden tub. We then enter the Open floor plan living room area that boasts high ceilings and standard surround sound speakers. This particular floor plan has a massive dining room that is great for large groups, for entertaining. Off to the upstairs we go, the real wood stairs make it more durable over time. At the top of the stairs, Alicia shows a second living space or bonus room as some see it. Off from the bonus room area is two more large bedrooms and separate bath.

When we head back downstairs, Alicia explains LH Lending and how they can help finance your home and help assist in closing costs when using them to purchase your home. Along with LEVEL Homes preferred title companies as well.

Your Ascension Parish Home Need De-Cluttering?

Five Way’s To Help Un-Clutter Your Home To Get It Sold In Ascension Parish.

Most of my home sales are right here in Ascension Parish. I’ve been through many over the years, and some stand out to me. Perhaps if the sellers had known these secrets prior to listing their home, they wouldn’t have made these mistakes. I believe some realtors are afraid of offending the homeowner… that their lovely blood red kitchen that is pleasing to them is not necessarily the case for buyers. When I list homes I give the sellers pointers to help their home show in the best light to potential buyers. Most take my advice, but some are still dead set on leaving their winning game heads in the living room. Here’s a short list to look over that will help you decide what’s “right” and what’s “wrong.”

1. Do

Screen Shot 2017-10-16 at 5.06.29 PM

De-Clutter the home. What do I mean by “de-clutter?” It means remove almost half of your personal items; things like pictures, urns of family ashes, the collections of beanie babies on the mantle, and yes, the prize-winning trophy deer head over the fireplace. I know you love it but a lot of buyers can’t see past all this stuff. They want to see a home that they could live in. If you removed half your items, the space looks larger and is easier for buyers to imagine themselves in your home.

2. Don’t

dog-200942_640

Ignore Odors (the nose knows everything) You may not smell a pet odor but buyers do. Trying to cover up smells with candles and plugins doesn’t mask the smell. It just smells like the “bad” smell mixed with flowers. It doesn’t fool anyone, especially potential buyers. Please keep your litter boxes clean if you have cats. Buyers will smell that first if you don’t keep those up.

3. Don’t

Fill your garage with all the boxes you just decluttered the house with. This is a time you may want to invest in getting a POD or storage unit. Garages here in Ascension Parish have become a big selling point for men since they are looking for spaces to make a “man cave”. 4. Do Have your carpets cleaned prior to listing your home by a professional carpet cleaning company. I have seen it more often than not… carpets that look terrible with dark gray spots and wear and tear over the traffic areas send a giant RED flag to buyers that they need new flooring before they have even made an offer. This, in turn, will bring lower offers to sellers. If the sellers just had a good carpet cleaning company come out prior to listing, they could bring the dull carpets back to life. I have even seen the professional carpet cleaning companies get dried nail polish out of the light beige carpet. (If you need the name and number of a few carpet cleaning companies that can help, don’t hesitate to call me.)

Forget about the flowerbeds and fresh cut grass. Buyer’s first impression of a home is when they pull in the driveway. This is the time to pull weeds, add new mulch and plant fall flowers. To read about fall flowerbeds click here https://goo.gl/uSKhzM . Paint the mailbox (I actually had a lady comment how nice the freshly painted mailbox looked as compared to the rest of the weathered ones down the street.) It’s these fine details that make an impression with buyers! It’s important to show that you have taken care of and maintained the home with pride. There are many ways to show your home in the best light. The above are just a few. If you would like to know more please reach out to me. Why? “Because YOU Matter”

Do You Have That Weird Toilet Ring In Your Ascension Parish Home?

The Royal Flush.

Watch The Video Of My Toilet Ring Cleaning

Screen Shot 2017-09-18 at 6.09.37 PM

I don’t know about you and your home here in Ascension Parish but for the past two homes I have owned I have had nothing but issues with this weird ring in my toilet. I am a clean person, and this ring makes me feel gross. I have tried all the “do it yourself” products which include a pumicing stick, vinegar with baking soda, green scratch pads, you name it. I have also tried every blue, green and purple cleaning product with no resolution for this stubborn brown ring that haunts my toilet bowls.

Screen Shot 2017-09-18 at 6.10.06 PM

Until last week!,  when by chance I saw a post on Facebook about a product at Goodwood Hardware on 7539 Jefferson Hwy, Baton Rouge, LA 70806 called Ring King. I normally hate driving out of Ascension Parish to buy things but I really really hate these rings in my toilet. So off I went, brought the stuff home, followed the directions to the letter and VOILA! The ring is FINALLY gone. This find was too good not to share. I found out later you can order online from them as well, Here is the link, https://goo.gl/N89WEU

I have been in several homes throughout  Ascension Parish and have seen these pesky rings of grime in many of them. So I thought I really needed to share my wonderful find.  The bottle runs just under $10.00 and if you are like me you’ll be willing to make the trek to Baton Rouge to go get it or you can order it online with the link I provided above. Why? “Because YOU Matter”

PS- I am in no way getting paid as a sponsor for this product, I just know this stuff works!

Did You Know You Could FREEZE Your Property Taxes In Ascension Parish?

Do You Know You Could  Freeze Your Ascension Parish Property Tax Assessment?

A few weeks back I was sitting in a closing with an older couple who were selling their home here in Ascension Parish and moving closer to their children. When the closing attorney was getting to the part about property taxes, he said something about their frozen property taxes.

tax-office-2668797_640

I had never heard of this before and was a little disappointed with myself being a REALTOR® in Ascension Parish I should know something about it. I leaned into the table and asked the listing agent across from me “Did you know about this, frozen taxes?” She shrugged and said “No”. After that, I felt a little better but wanted to know more so I can tell the people of Ascension Parish about how they could save money.

So what is “Freezing Your Taxes?”

Screen Shot 2017-09-11 at 6.45.19 PM

Homeowners who become 65 can permanently freeze their assessments if they have an adjusted gross income below the scheduled amount. How much is that amount? When my parents went to the tax assessors office in Ascension Parish it was $72,000.00. The woman at the office was extremely friendly and was really willing to answer all my parent’s questions about their property taxes.

So How Do I Go About “Freezing Them?

man-2546100_640

It is simple to apply. You must go in person to the Ascension Parish Tax Assessors office with a copy of your latest tax return and your driver’s license. You only need apply once, as you do not have to reapply every year.

The special assessment is permanent as long as you continue to qualify: That means you continue to own and reside in your home. In addition, your adjusted gross income cannot exceed the scheduled amount and the value of your house does not increase more than 25% due to any new construction.

If the owner dies, the special assessment passes to the surviving spouse who has minor children or who is 55 or older and meets the other qualifications. Veterans who are at least 50% permanently disabled also qualify to for the special assessment freeze.

In Louisiana, a property is reassessed every 4 years, so don’t wait to freeze your tax assessment.

dollar-1362243_640

If you do qualify this could save you money in the future. Please share this information with anyone you know that could possibly qualify. I want everyone in Ascension Parish to save money, Why? “Because YOU Matter”
