Ascension Parish Coffee Talk Episode #7

This week I stopped into one of my husband’s favorite hardware stores. It’s located right off Highway 42 right next to the Sonic fast-food restaurant.

The warm and friendly staff are not the only thing that will have you coming back. They have a wide selection of outdoor kitchen supplies, Yeti products, replacement hoses for your propane tanks and grills and of course everything hardware.

Donna Bruno, the store’s manager was kind enough to take me on a tour, explaining to the Ascension Parish Coffee Talk Audience, all the cool products they have. Each isle has a new adventure of products and services that Galvez Hardware and Outdoor Cooking has to offer.

Stop in for yourself, There was no way to feature all the items they have to offer the people of Ascension Parish or I’d still be filming them. Tell them I sent ya. “Because YOU Matter”

On A side note, I couldn’t pass up on that pirogue and I got the green on for my husband to do crawfish this weekend.

Why I Left Villar & Company Real Estate.

Let me start off by saying, there wasn’t a single dramatic event that had me storm out the doors and drop the mic, kind of moment.  In June of last year, I finally dragged myself out of bed after being in a 6-month long depression.  I have no idea what caused it!  I just know I was completely in the depths of it.  It had gripped my life and the only people who knew were my immediate family.  One Monday in June I said,  “enough” to myself!  “Get out of the bed!”  It was then I decided to live again and not let this take hold of me any longer. The first thing I did was to tell every person I knew what had happened, and why nobody had seen me for months. I figured that if I disappeared for a while again people would know to check on me.  It’s a hard thing to admit to people that you are like this and some people may have not even understood why but I had to ask for the help. This was step one for me.

Step 2

My next step for myself, since I checked out for so long, was to basically kick start my career again. I hadn’t quit doing real estate but I wasn’t really doing anything to help myself either.  So I began to really look at how I had represented myself online. Everyone is online and I knew that if anyone was looking for me how did I look like to them as a buyer or seller?

I took a look at my website that hadn’t been updated in years and decided to trash it and start from scratch. I could have created any kind of website, as there are tons of sites for realtors to choose from, but this time I wanted it to represent who I am.  I wanted to control all the content that was put on it. Many months later I now have a website that I am proud of!  As far as the content, I blog several times a week and write every article myself; this is all from me. ( The wheels of change are rolling quickly and I have been thinking constantly about how a client would like to find a home and what it that would interest them when scrolling on a real estate website. Did I get it right?  Only time will tell but currently, I am really enjoying putting out content and I love using my own voice as the narrative.)

The Website Goes Live, Now What Did I Do? Step #3

I have not stopped studied about social media.  I have always had a love for Facebook and I had heard of people making quite a business using it to kick start their business and careers. So this is where I started.  I started posting and at first nothing; then I’d get a few likes from family but I didn’t quit.  I just kept posting and studying. Then I added a video that changed my whole way of thinking. I posted a video on Facebook live of a flooded and gutted home. I did it mostly for people outside the area who had never seen one before, but that simple video got 2,900 views and several comments. Then I got on Facebook live again and asked a simple question. Why do You Love Ascension Parish? That 30-second video got 2000 views but only took me a few seconds to make. I was nervous as hell, and scared, but I jumped out of my comfort zone and did it. Facebook and social media in general, when it comes to marketing, is a simple formula of, how do I get your attention, and when I thought about that I knew video was for me.  I knew it would fully represent my intentions as a local realtor in my area. I had so much to learn about my new found addiction for social media attention and how I could show the people of Ascension Parish that I had a lot to offer them as a Realtor here but I needed to give back.

YouTube Step #4

I had a Youtube Channel that I hadn’t used in a way that my new way of thinking was approaching my career. So I pitched it, just like my website and started from scratch. I started it one week prior to the Great Flood of 2016. My first few videos were me and my husband driving around showing how high the water was coming up. I wasn’t showing people in distress or anything gross like that. I mostly did those because it seemed anyone outside of the state of Louisiana had no idea we were flooding. At the time, no national media was even broadcasting it. Those first few videos got thousands of views. This made me nervous only because I didn’t want people to believe I was trying to use people’s despair to cash in on the attention. So I pulled back after a couple of days and began to rethink how I would approach my channel. This was a process for me. Studying and learning how I wanted to make this my own channel and still make it about my community that had given so much to me and my family. Months had gone by and I was always thinking about my next idea for Facebook live when it hit me. Why don’t I make a show specifically about Ascension Parish Businesses. I knew in order to really showcase a local business this couldn’t be a Facebook live thing, it had to be a real show.

Ascension Parish Coffee Talk! Step #5

A Wednesday afternoon I grabbed my iPhone and started recording. The first show I did by myself was about Ascension Parish Schools.  I mean that’s why most people find us when they are coming in from out of state. This first show, If I’m being honest with you, is terrible but I knew I was going to post it anyway.  I need it to remind me of the idea I had and how it all started.  My original idea of doing the show from my living room alone was dumped and I began to reach out to local businesses. I knew after I wrote a blog post about moving to Ascension Parish from out of state that people not from here had no idea how awesome Ascension Parish really is. That was my most popular blog post I had ever written so far.  That is when I did my first interview!  I guess my enthusiasm for the idea sold my first local business to interview and I was overjoyed when she allowed me to do it.   I knew what I would want to see if I was watching so I went that way and it worked. I LOVED the way it turned out, and I knew that other people would love it too. This was a way to give back to the community I loved and help clients get to know how great Ascension Parish is.  I have done five shows and seem to be a great way for me and viewers to see all these great new stores that are popping up.

This has been an exciting journey for me and I have needed help to take my career in the direction that I see for myself. This is when I had to take a step back and self-examine every aspect of what I am doing currently. This is when I decided to go with a different company for real estate. Not because they aren’t supportive of me; they completely are. It’s because they really can’t walk me in the direction I want to run my business for myself. This is a completely different way of doing real estate and I believe I have found a company that will work with me to help me achieve my current goals. I am fortunate enough that Villar and Company Family are understanding of my current goals and said I could come back if it didn’t work out for me.  I love them all like a real family, They were there for me and my family in some our darkest days and I know I wouldn’t be the person I am today without them. I feel truly blessed by each and every person that I have worked with there.

Step #6

The hardest step. Friday, April 6th I turned my paperwork into My broker Donna Villar and signed with eXp Realty. This is a new concept in real estate but I believe this is the one that will work best with how I currently am approaching my career. It is different than most brokerages in the fact I won’t have a brick and mortar building to turn in paperwork. The concept is new, innovative and super exciting for me. eXp Realty offers so much education and technology training, I couldn’t pass up the opportunity. I’m very energized by the possibilities of what I can bring to my clients moving forward and can’t wait to see what the future has in store. I’m more than ready for whatever lies ahead. All I know for sure is I am ready and excited for step #7, “Because YOU Matter”.

This week’s show is about local business in Ascension Parish, Consign and Design, Located in Prairieville Louisiana off of Airline highway. (In the same Plaza as the Sunset smoothie and Little Ceasars Pizza)

The store is a super brightly lit space filled with pieces new and old. The owner Amy Trahan was kind enough to invite me to interview her about her unique concept for a consignment shop.

She features many other design items like chalk paint for refinishing old pieces of furniture. This type of chalk paint you can even use on fabric and it doesn’t need wax. Save yourself a step and try it out.

Looking for unique scented candles, Consign and Design has several different fragrances that match up with luxury laundry soaps.

The furnishings in the store change quickly since it is a consignment shop so make sure to stop in often, you don’t want to miss out and on your new favorite piece that may come in.

Is Your Neighbor Killing The Sale Of Your Ascension Parish Home?

If you have lived in a house or an apartment here in Ascension Parish, you may have had some neighbors. Some neighbors are awesome; some, well, not so much. If you have the latter of the two described neighbors, and you are looking to sell, it may be the perfect time to bury the hatchet. So how do you go about that?  Below I’m listing a few tips to help you with the selling of your Ascension Parish home.

It’s Time To Talk

So you have lived in your Ascension Parish home for the last 8 years and you have only spoken to your neighbor to ask for him to stop letting his dog poop in your flower bed.  Unfortunately, the response wasn’t exactly the best reaction you had hoped for.  Since then, you haven’t said two words to one another.  Well, this is a perfect time, before you throw the sign in the yard, to make peace.  Let bygones be bygones, as they say!  Just walk over and let them know your plans and how this may be the perfect opportunity for them to get a new (and better?)neighbor.

But The Neighbors Yard Looks Like H#$% !

I know, I have had one myself, and it could be a deal killer for sellers. My best advice for this, since you have now buried the hatchet, you could suggest, at your own expense, for a lawn company to freshen up the yard. I would do this tactfully just by saying, “Hey Neighbor, I was just about to call the landscaping company to spruce up my yard. I’ll pay for your’s to be done too as a courtesy if you would like?”  Many people will take you up on the offer, especially since time and money will not be an issue on their end of the deal. If they refuse and the yard is really that bad, you could amp things up by getting your homeowners association involved, but I would strongly suggest you go the civilized route.

The Fence On Their Side Is Rotting.

I had a listing several years back where the neighbors shared a fence. The sellers were not on speaking terms with the next door neighbors.  I wasn’t completely sure of the reason, but I did know something needed to be done about that rotting, panels missing, eyesore of a fence. According to the sellers, they had made several attempts to remedy the fence issue to no avail, including offering to repair it themselves. So I went over to the neighbors home and asked if it was possible to get the fence repaired, They grumbled for a minute but before they said a flat out NO, I said: “You can pick the fencing company and we will foot the bill!” This seemed to satisfy the neighbor and within a week new panels were being put up and the sellers were able to move on with their lives.

What If This Doesn’t Work?

Some people are just not happy unless they are making others miserable, I get it.  So, I understand sometimes you can’t just change a bad relationship overnight. If you have exhausted all your resources, and you really need to move, you can always add an incentive to the buyer to sweeten the pot. What I mean is, buyers can often overlook a sour neighbor if they feel like the deal benefits them, so simply add incentives into the listing such as, some additional closing costs or lawn care for a year or even possibly a reduced price for a serious buyer.

Your best approach is to try your best to improve the relationship with the neighbors for the sake of getting your home sold for the most money.

Why Photos Are SO Important When Listing Your Ascension Parish Home.

Not too long ago, we as real estate agents would tell our sellers that curb appeal was the most important thing when putting your Ascension Parish home on the market. When the sign went up, we wanted the people who drove by to be sufficiently enticed to want to see inside.  Now, photos are the new curb appeal!  If you have photos taken with a cell phone camera that are blurry and too small for the MLS, they immediately turn off potential buyers.

Photos are the single most effective way to feature your Ascension Parish home in the best light to buyers, but you will need to work with your Ascension Parish listing agent to prepare your home for the photo shoot so you can capitalize on its features.

NEVER List Your Home Without Professional Photographs.

I don’t care how good the market is right now; I don’t care what your home’s value is; there is no excuse for poor, sloppy photographs of your Ascension Parish home or piece of land. In today’s world of text messaging, email and social media, your Ascension Parish home or Land can be shared very quickly, and the photographs make your home appeal to buyers.  Bad photos will not be shared except between people telling each other how bad the pictures look!

I know the market is extremely HOT right now but in order to sell your home quickly and for the best price, your Ascension Parish Realtor® MUST take professional photographs!

Prepare Your Home Prior to The Shoot.

The simplest way to make your photographs turn out their best is to declutter by removing all extra items from the countertops in bathrooms and kitchens, and making sure to put away your coffee pot and toiletries. These items in photographs can make your spaces appear to be smaller than they actually are.  As a rule of thumb, if you don’t really need it, pack it away.  A clean field of vision for your photographer makes for better pictures, which will stimulate your future buyer’s imagination of making it their next home.

The Number Of Photos Counts.

Statistics have proven that the more photos you have, the more likely your Ascension Parish home will sell faster. Don’t think a good picture of the front and back of your home is enough. You should have an ample number of pictures starting at the front of your home, then going into the foyer and through the entire home, ending in the backyard making buyers get a good feel of how the home flows. I believe a minimum of 8 photos should be used for a home and a minimum of 4 photos for a piece of land. As a side note, the MLS allows for many more than 8 photos, so please take as many pictures as necessary to capture all the features of your home.

There is no excuse for not hiring a professional photographer for your Ascension Parish home, and the cost to have them done should not be paid by you, the seller. This should be a part of selling your home and paid for by the agent or broker.  If your Ascension Parish realtor refuses to hire a professional photographer, then I personally would find that unacceptable.  It is not a rule or a law but just something that is not difficult to have done, and the expense should never be a factor.  This is YOUR home and you want it sold fast, and for the MOST money.

So…The Sellers Of An Ascension Parish Home, Not That Into You?

It happens from time to time. Buyers here in Ascension Parish find the home of their dreams, put in an offer they believe is fair and the sellers won’t budge.  It doesn’t seem fair to you
and your Ascension Parish Realtor® have gone over comps and studied the area thoroughly.  It happens, so what are you to do when the house of your dreams seems to be slipping from your fingers?

Try your MAX!

Discuss this with your Ascension Parish Realtor® and see if they agree with your plan to go to the maximum offer.  It can’t hurt to try this tactic if it looks like the comps can support the offer. You don’t want to be in a predicament where you make an offer, but it doesn’t appraise. If a seller isn’t that into you, they could just put the house back on the market and not negotiate the appraised price. Maybe it’s simply time to move on!

This could be tough if you are absolutely in love with a home but some relationships do need to be broken at times, even with a dream home.  To stand back pouting, crying and wasting energy on a house that’s wasn’t meant to be could make you miss out some great properties that come on the market, especially in our current market when houses go FAST! You just never know, sellers at times do come to their senses and revisit old offers. Yours might be one of them.

Don’t Try To Figure Out A Sellers Motives.

This just a waste of your energy and can drive you crazy adding unneeded stress.  Only the seller knows why they turned down your offer. You can ask your Ascension Parish Realtor® for more insight into the matter,  but if the seller is unwilling to cooperate, don’t get too emotionally annoyed.   

A Learning Lesson.

Take your experience from this seller as a learning experience when negotiating on your next home using it as a litmus test of the current market. Your knowledge can make your next offer stronger and less likely for a stubborn seller to walk away.  Ask yourself some questions before you go into your next deal.

Analyze what you could have done differently.  Could you have gone your maximum at the beginning? Did you take too long to respond to a counter? Did you ask for too much in extras like closing costs or furnishings? Just take your time, sit back and think what you would have done differently.

Losing a home of your dreams, to put it mildly, really sucks but I promise there are other houses out there that are just as nice if not better. I have seen it time and time again when a buyer loses a home only to find one that was much better at a later date making them feel like they dodged a bullet from a bad home buying experience with stubborn sellers.  I tell you all of this “Because YOU Matter”

What Prairieville Home Buyers Need to Know Before Closing Day.

Home buying can be exciting for some, heartbreaking for others (due to circumstances of buying) or a non event for a few. Whatever your personal feelings are about the closing process, there are some things you should know.

Don’t delay, mortgage rates expire.

When you are in the loan process,  the lender will “lock” in your rate. This lock doesn’t last forever; usually 45-60 days.

Any number of issues can arise from the time of signing a purchase agreement, until the day of closing. Permits, inspection issues, illegal renovations and liens on a home can make the day of closing further away than expected.  A rate lock expiration could cost you a lot of extra money.

The mortgage process isn’t over when you drop off papers.

Many buyers believe once they have dropped off all the documents to the lender, it’s smooth sailing, Well I can tell you for a fact that many times they will need to verify income, assets, credit, and retirement funds just a few days before closing!

I know buyers are excited to fill up their new home with new furniture, appliances and decor, but this isn’t a time to get a new line of credit with anyone.  Any blip in your credit report can throw the whole loan process into a tailspin, as changes in your financial status can put your chances of loan approval into jeopardy.

Do your walk through prior to closing.

Do not assume that the sellers have done the necessary repairs which were negotiated during your inspection period. This is the time to make sure that they have been done to the satisfaction of the terms negotiated in the repairs request.

Also, the state of Louisiana Purchase Agreement states that the home must be in the same or better condition as the day you put in the accepted contract.  I have seen closings delayed because the lawn was as tall as a small child and the home inside was a dirty mess.

Your Closing day maybe very low-key.

I know you have seen these extremely excited sellers sitting at a closing table handing over a set of keys to equally excited buyers with hands held out with joy. Well, now the rules have changed as far as closings go.  Most times the buyers and sellers are in separate rooms and sign papers individually; other times the sellers come to the closing table at the end of the process, which is after the buyer has signed all their loan documents.  I know this may ruin the dream you’ve held dear in your mind, but I can tell you that it will still be just as joyous to have your new home after the papers are signed.  Plus, with some people, its better to be separated so the atmosphere in the closing room isn’t tense.

Be proactive!

During the waiting period prior to closing,  it is best for buyers to be proactive and do their research. Make sure you have a good local Realtor® who can off set red flags and be honest with you when things are not going quite right.  Always hire a qualified inspector when you have your inspections of your new home. Prior to putting in an offer on a home, get yourself a lender that you are comfortable with, and who is willing to take your calls when you have questions. Lastly,  never feel intimidated to ask questions of all these people; as my elementary school teacher said, “there are no stupid questions!”

“You’re Not From Here, Are You?!”

Throughout Louisiana, nothing makes you sound like an “outsider” than the mispronunciation of people’s last names, road names, town names and your inability to understand all the sayings you’ve never heard before!  You might as well wear a sign that states “You’re not from around here.”  Over the years there are some sayings and names I’ve learned that I would like to share with my fellow transplants.

What’s in a Name?

When meeting people of our awesome Parish, you’ll meet many with last names you’ve never seen before and the pronunciation will really trip you up. (Hooked on phonics rules defiantly do not apply)

Robert- Pronounced Row-BEAR this one is tricky only because if you are referring to the town of Robert it’s still said the way we foreigners know.

St. Amant- San-AmA

Robicheaux- Robe-a-shay I’ve seen this spelled a few different ways.

Aucoin- Oak-wan, This one really throws me for a loop.  I still can’t figure out how those combination of letters make that pronunciation.

Hebert- A-Bear-  Yep, the “H and T” aren’t even used when saying this name.

Thibodeaux- TIB-A-Dough

Boudreaux- BOOD-Dro

LeBlanc’s- La-BLAWNS

Richard- REECH-ard This one always throws me for a loop.

Melancon- MEL-AWN-sawn

These are just a few that have tripped me up, and I wanted my fellow transplants to make notes so you don’t get the hairy eyeball when you go and try to say one’s last name.

Louisiana saying’s I had never heard before I moved here.

I can’t call it”  example- “How’s your day man?” “I can’t call it”

Make Groceries“- Going to the store and get food to fill your pantry and refrigerator.

Lagniappe“- Pronounced, LAN-Yap..It means anything

extra.

Come See“- Which means come over here and do this thing for me that I either don’t know how to do or don’t want to do.

Sha“- I’ve heard this from mostly women.   It’s a term of endearment for something precious and adorably cute.

Catch a beating“- “I’d rather catch a beating than clean out my garage again” (This is a personal favorite of mine, it always makes me laugh”

Icebox“- It’s a refrigerator! I thought for a long time it was just a separate freezer, but it refers to the whole refrigerator not just the freezer part.

Dressed“- If you want to order a sandwich they are going to ask you “How do you want it dressed?” meaning, what extras do you want on your sandwich?

Pirogues- Pronounced PEE-Rows. It’s a type of flat-bed fishing boat that many Louisiana natives have.

Boudin- Pronounced Boo-DAN.  A Cajun sausage made with pork, rice and spices. 

This just touches on some of the funny words, names and expressions you will come across when moving here.  It’s what makes our area so rich with interesting people and dialect. Everyday I’m thankful to be here and enjoy all these little idiosyncrasies, and I know that I have  more to learn from the local natives.

Just know one more thing!   People around here love their football, and whenever they are rooting for a team they spell “Go” as “Geaux,” and when they are speaking of the LSU Tigers they say “L. S. SHOE” I got this wrong for years and was teased by my coworkers for my pronunciation.

I hope this helps you when you are out in our fine Parish, and perhaps you won’t hear “You ain’t from around here, are you?”

Need a Romantic Touch in Your Prairieville Home for Valentine’s Day?

It’s that time of year when we put away our Mardi Gras Ball gowns and get in the mood for love. The one day a year that we can really show our significant others that they are truly important to us. Lets be honest here, We should always be demonstrating our love year round but with our busy lives it can sometimes get put on the back burner. So it’s nice if we add some romantic touches to our Prairieville homes. So how do we do that?

Lighting.

Add some warm light bulbs in the bedroom, and in living spaces allowing natural light to spill in your home making your loved one have that soft glow of romance. Candles at night are always a nice touch but please make sure to keep them away from anything flammable. A house fire is never romantic.

If the weather is cool, running a fireplace is a nice touch. For people with ventless fireplaces be sure to crack a window for proper ventilation.

Pillow Talk.

Nobody wants to rearrange their whole home for one day, wait….I take that back… Besides Christmas, Halloween, Easter and Mardi Gras. I guess what I’m saying is that we can do something as simple as adding nice, fluffy, snuggly, softly colored pillows to our living spaces and bedrooms to create a relaxing romantic mood that can be used after Valentine’s day has past.

Rearrange?

It could be time to take a good look at your living spaces and take note if your home feels inviting now that you have the lighting, candles, pillows working. Do you need to move some furniture around? As I type this, I realized I probably need to do this myself!  Decluttering spaces can make your home feel cleaner and more inviting, so get rid of all that paperwork laying around, kid toys and other useless “stuff.”

Bathrooms.

A bathroom with soft large towels, canisters filled with romantic smelling bath salts and creamy bubble bath soaps makes for a romantic space. Candles in here is a must for mood making moments, A personal favorite of mine.

Not too long ago a Realtor® would list a home, put a sign in the yard, take several pictures with a regular camera, put it on the MLS and host an open house by advertising in a local paper, Hoping to God that someone saw the Sunday mornings paper, If the listing didn’t sell after a while,  they would market in local home magazines found at the grocery store or in bins outside of restaurants.
