5 Tips When To Make A Lowball Offer

Last week I told you about bidding wars (To Read That Article https://bit.ly/2LoaC7X ). This week I will be telling you when is the right time to lowball an offer on a home. This video will provide 5 useful tips to know when the perfect time is to lowball an offer on a house. There is often real estate lowball offer mistakes people make when making an offer and know how to construct your offer in a way not to offend the sellers by providing facts to why you made the lowball offer in the first place can be the reason why you win the deal of the century.

The first tip to consider if you are going to home buying with the idea you are going to lowball every home you make an offer on is not to be picky. DO NOT ask for items that are not important to the structure of the home, like washer, dryer, and refrigerator, Do not ask for lawn maintenance or items to be removed. Basically, you are purchasing the home as in the condition that it’s currently in and not anything more than that.

The second tip that can work in your benefit is knowing if the home you’re considering lowballing is grossly overpriced. Many sellers will have illusions of grandeur when it comes to pricing their home. If you can prove with comps that the home is overpriced to the seller they may see things your way.

Lowball Offer

The third tip that’s important to know when giving a lowball offer is to see how many times the home has been on and off the market within the last couple years. This could be a sign that the seller is in financial trouble and needs to get out. Check with your Realtor to see if the home has been put up on the sheriff’s sale website for delinquent payments or back taxes. This information could help leverage your lowball offer.

the fourth tip is to talk with the neighbors, neighbors love to dish out any secrets the sellers may not have disclosed that wouldn’t be pertinent to the structure of the home like a divorce, loss of a job or financial issues. Sometimes the neighbors can be the sellers biggest nightmare but a lowball buyers dream!

The fifth tip is to take a good look at obviously outdated items in the home to leverage your lowball offer. If the carpet is old and smelly, the kitchen looks like it from the set of the Golden Girls and every room needs a fresh coat of paint add up the cost to have those items that need remodeled and show the seller why your lowball offer was made. This could be the tip that seals the deal.

It’s Take A Tip Tuesday and in this weeks video, I discuss 5 big things that people should know when buying a home.  Whether this is your first home or tenth home, these tips should always be helpful. In Ascension Parish, we have lots of people moving in and out an all around but people seem to forget what needs to be done when buying a home. Below I’ve listed 5 key tips to remember.

Get Approved!

I must say this about 1000 times in my past videos and I know if you have been following me for awhile I may sound like a broken record but I’m telling you, people jump the gun when home shopping and tend to forget all about being “pre-approved” prior to their home quest.

Size Doesn’t Matter!

This is another thing that some people can get hung up on. They want a HUGE home but did you know that if you have the largest home in a neighborhood you will get a lot less per square foot than your surrounding neighbors. Bigger doesn’t mean better and maybe an unwise investment.

Shiny New Toy Syndrome.

Imagine walking into a home that has all the bells and whistles, super thick granite, custom cabinets and all upgraded modern appliances. It’s your dream home but it’s over the budget you set for yourself. Delayed gratification can be better in the long run, especially for your wallet as well. Don’t get stuck with a home that you can barely furnish because you had to have the newest, latest and greatest.

Budget For Other Costs.

When you go on sites like Realtor dot com, Trulia, and Zillow, they will give you an estimated mortgage payment. Many of these sites do not factor in the other costs, like escrows, insurance, and taxes. Make sure you have more money set aside for these items.

Hire An Inspector.

I can’t say this enough, even if you are buying a brand new home you should have it inspected by a professional. Even though the new home has to pass building code inspections things get missed and the inspector you hire is looking out for your best interest. How To Clean Those Window Blinds Easily.

 Are Your Buyers Going Blind ‘Cause They Can’t See?

 It’s Take A Tip Tuesday!

 Hi, I’m Kristina Smallhorn, your Real Estate Whisperer for Ascension Parish. We all know that we wanna show our house in the best light possible, but if the light can’t come through because your blinds are dirty, then that could hinder some buyer saying, “Wow, it’s dark in this house.”

 I mean, let’s be honest. The blinds would have to be pretty filthy for that to be a real issue, but one of my clients has asked me to find the best way to clean your blinds. It would be, first of all, cheap, secondly of all, fast, and thirdly of all, easy.

Sydney my daughter, is out of school this week and she said she was going to help me find a way to clean the blinds. I figured since she’s a helper, that would help with time. We’re gonna try some different methods that people have suggested to clean your blinds in your house. Let’s get started.

***And We’re now off to the dollar store to get inexpensive supplies.***

 We got our supplies at the Family Dollar and they wouldn’t let us film inside the Family Dollar. I don’t know why it’s a requirement not to film in the Family Dollar, but as soon as we walked in the store, she’s like, “You cannot film in our store.” I didn’t know it was such a top secret thing to not film in the Family Dollar. Okay, but we’ll show you our haul when we get home. Don’t tell them what we’re gonna do.

At the Family Dollar, we got plenty of things. Microfiber cleaning sponges, some tongs. How much did everything cost… A $1.00!

 When we were at the Family Dollar, my husband suggested he had a very cool way of cleaning the blinds. I thought this would be a fantastic trick to share with everybody for cleaning your blinds.  First, you’re gonna take two sponges. With those two sponges, you are going to cut a slit in them. These sponges are microfiber. What you’re gonna do is you’re gonna slide the sponge over the little tongs.

 We’re gonna take the tongs and put them so it’s clamped onto a blind, and we’re just gonna slide it across by putting a little bit of pressure on it. This will get all the dust off underneath and above. Oh, look! You can see the dust. That worked really well. There’s one more method I’d like to mention. My mom used to take the whole blind off the wall, and then she’d go out into the driveway, put it on the ground, spray the whole thing with Fantastic, wait a couple minutes, then hose it off. I think that’s a great method for a blind that’s in the kitchen and you have a lot of grease that’s caked on it. But other than that, you can just leave them on the window and use the tongs with the sponges. I think that’s a super method.

How To Get Rid Of Dog Urine Smells In Carpets And Upholstery.

 

 It’s Take a Tip Tuesday. Does Your House Smell Like Dog Pee?

Hi, my name is Kristina Smallhorn, Your Real Estate Whisperer for Ascension Parish. And if you have animals, you may not even know that your house has a pet odor. And one of the worst odors you can deal with pets is when they have accidents and they have urinated in the house. You may not smell it, but buyers that do not have pets can.

There is a way to get rid of the smell, believe it or not. I discovered this trick from a client of mine who contacted me. She told me that her dog had left quite a mess after being left alone in a room for too long and they had the hardest time getting the smell out. So she gave me these great tips to get that smell out because I have dogs. I thought I would share that with you as well.

So, when it comes to old dog stains, and old dog odors, it seems like they even get stronger the older they get. I know that for this dog, she still is a puppy so we have accidents in the house and it happens. So what you’re going to want to do, if you haven’t caught it when it was still wet. If it’s wet you’re going to want to, you know, pull up the damp spot, but if you didn’t catch it when it was still wet, it’s not too late.

What you do is you take the spot that was dirty. Apparently, she wants to help as well. And you have a spray bottle which I just filled up an empty spray bottle with vinegar. And you’re going to, it’s just white vinegar, so you’re going to … Get out of here. Go. I’m shooting a video here, go. You’re going to spray that spot with vinegar and you’re going to get it pretty wet and of course it does smell like a salad, but it gets that dog urine strong smell out of the carpet. Okay. So of course what that does is kind of reactivate the dog pee. So you’re going to let that sit for a little bit.

Once it sits, for I would say a good 15 minutes, you’re going to take an old rag and you’re going to kind of push on that spot and get all that excess white vinegar out, and then after you have gotten all that excess white vinegar out, then you are going to sprinkle good old baking soda. Remember Mom’s baking soda? And you’re going to push that into the carpet where the white vinegar was. And I would put a good old healthy helping on here. And I kind of like take the rag and kind of push it back into the carpet really deep so it gets really into the carpet fibers there. Kind of like, make almost like a paste of this in there to get that really under the, if you have the carpet pad underneath as well. Let that sit on there until it makes like a crust, okay?

And then once it makes that crust, you’ll see that the baking soda has drawn up all that dog pee that was underneath at the bottom. And then all you do is vacuum it up and it’s done. And you do not have that smell anymore. It’s fantastic. It was a great trick, I was so glad that my client called me and told me about it.

So if you have a home that you have for sale, and the complaints have come in that they smell dog pee in the house, this is a great way, a cheap way to get that dog pee smell out, even out of old, old stains. Everyday Household Products For House Cleaning.

All you need is …….

baking soda

vinegar 

lemons

an old tennis ball

Having a clean home is important, especially when you have your home listed for sale, and I know that money can be tight when you are buying or selling. Frankly, I am the world’s worst for buying every single cleaning product under the sun. Recently, after years of spending WAY too much money on cleaning products, I discovered some really wonderful ways to get your home clean for pennies on the dollar and they really clean just as good. Below I’ve listed my favorite ways to use very inexpensive household items to clean your home and one bonus item I just remembered. 

My Counters Need To Be Cleaned, BADLY!

Clean your countertops and sinks with this easy recipe of 1-quart hot water and 4 tablespoons of baking soda, add it to a spray bottle and voila! Cheapall-purpose cleaner; add a little lemon juice to the mix for a fresh scent.

My Closets Don’t Smell Great!

The culprit may be your shoes, so before you put away that baking soda after you’ve cleaned your counter tops, sprinkle some in each of the shoes. Baking soda absorbs the smells of yucky feet. Make sure to shake the baking soda out of them before wearing them again :).

I Cleaned The Sink, Why Does It Still Smell?

Leftovers in the garbage disposal usually are the reason. I have two solutions for this. My first fix is to run hot water, and as the water is running I squeeze dish soap down the drain with the garbage disposal running. After a few seconds, I turn off the disposal and water. If the smell is still there, I will grab a half of a lemon and run that through the disposal. Generally, the dish soap trick works most of the time for me.

***Bonus*** While you have that other half of lemon out you can get stains off of cutting boards with the other half of lemon.

My Kids Art Work Doesn’t Belong On Walls.

As much as you love your children, their colored artwork on your walls isn’t something most of us would like to keep there forever. Believe it or not, removing crayon isn’t as hard as you would imagine. Remember that box of baking soda? Sprinkle some on a damp sponge working it in circles over your little Picasso’s masterpiece.  Make sure to get a picture first so you can remember it after you’ve wiped it off.

I hate cleaning floorboards. When I was pregnant, many, many, moons ago I found it difficult to bend down to clean them. A client of mine told me how to clean them without ever bending over. First, you cut a slit into a tennis ball, then you put the opening of the cut tennis ball over the end of a broomstick; cover that with an old washcloth, wrapping it on with an elastic band. Now just walk around your house with the wrapped tennis ball wiping down your floorboards. You can spray a little cleaner if you need to on the washcloth.

Did You Know You Could FREEZE Your Property Taxes In Ascension Parish?

Do You Know You Could  Freeze Your Ascension Parish Property Tax Assessment?

A few weeks back I was sitting in a closing with an older couple who were selling their home here in Ascension Parish and moving closer to their children. When the closing attorney was getting to the part about property taxes, he said something about their frozen property taxes.

I had never heard of this before and was a little disappointed with myself being a REALTOR® in Ascension Parish I should know something about it. I leaned into the table and asked the listing agent across from me “Did you know about this, frozen taxes?” She shrugged and said “No”. After that, I felt a little better but wanted to know more so I can tell the people of Ascension Parish about how they could save money.

So what is “Freezing Your Taxes?”

Homeowners who become 65 can permanently freeze their assessments if they have an adjusted gross income below the scheduled amount. How much is that amount? When my parents went to the tax assessors office in Ascension Parish it was $72,000.00. The woman at the office was extremely friendly and was really willing to answer all my parent’s questions about their property taxes.

So How Do I Go About “Freezing Them?

It is simple to apply. You must go in person to the Ascension Parish Tax Assessors office with a copy of your latest tax return and your driver’s license. You only need apply once, as you do not have to reapply every year.

The special assessment is permanent as long as you continue to qualify: That means you continue to own and reside in your home. In addition, your adjusted gross income cannot exceed the scheduled amount and the value of your house does not increase more than 25% due to any new construction.

If the owner dies, the special assessment passes to the surviving spouse who has minor children or who is 55 or older and meets the other qualifications. Veterans who are at least 50% permanently disabled also qualify to for the special assessment freeze.

In Louisiana, a property is reassessed every 4 years, so don’t wait to freeze your tax assessment.

5 Thing’s To Consider Before You Decide To Build Your Ascension Parish Home.

 

To Build Or Not To Build In Ascension Parish. 5 Things To Consider

That always seems to be the question here in Ascension Parish and all over the Greater Baton Rouge area. With so many new homes popping up with all the new upgrades, it’s hard not to be tempted by the “shiny new penny” home. Before you jump right into the idea of “new” here are a few things to consider when buying new in our area.

1. You’ll have to buy all new window treatments.dinner-table-663435_640

It doesn’t seem that a few blinds would cost that much but consider each window, some windows are not the “standard” size so you’ll have to pay for custom blinds on those windows. What about the front door windows that looked so pretty with that amazing arch, guess what? Those are custom as well (For the love of God, please don’t put straight blinds over the archway windows. Trust me, everyone notices and it looks like you were being cheap)

2. Sod.

Many home builders here in the Greater Baton Rouge area, will only sod the front yard leaving the back yard looking like a giant mushy mud puddle. (don’t even think about walking back there after it rains, you’re gonna lose a shoe or possibly a small puppy) You could go the inexpensive route by seeding the backyard but I assure you you’ll spend the next ten years trying to combat the weeds and you’ll get very little “real” grass.

3. Appliances

Sure you have a new stove, microwave, and oven that is part of the home purchase but what about the refrigerator? You have to buy one that fits the space the builder has made for the fridge. You could try to fit your old one in there but unless it’s stainless steel and matches the other appliances it will stick out like a sore thumb. Also note, most home builders will not provide a washer or dryer either.

4. Setting up your alarm system.

When you buy a new home they sometimes have an alarm system already set up. This will have to be monitored by a company to be the most useful. Many homes built in Ascension Parish and the Greater Baton Rouge area have been prewired for alarms but you have to pay to have a company come out to add the system. This will cost you for initial setup and a monthly fee for monitoring. (We are talking hundreds of dollars)

5. “Dang it! My tire has a nail in it!”new-home-1664302_640

 

If you are moving to a new neighborhood with more construction being done, you can count on getting nails in your tires. I nearly have a standing appointment at the tire place to have roofing nails removed, worse yet, to have a whole new tire put on.

In closing, I’m not saying you shouldn’t buy a new home, I just got one myself in 2014 and couldn’t be happier. I just want you to be aware of added expenses that you may have not thought of.)

Is it that time of year again? Back to school! As parents hum the lyrics “It’s the most wonderful time of the year” kids grumble under their breath that the time has come for back to school shopping.

When I think back to school my first thought is “The Uniform Post” owned by Shawdell Anderson. Her friendly staff has clothed my school children for the past 10 years since moving to Louisiana. Her quality products last through out the school year and that’s why I personally have said they are Ascension Parishes “Premier” school uniform store.

If you are not from here, in Louisiana, many Parishes have public school and private school children wearing uniforms, Ascension Parish is one of them. Each school has their own colors that must be worn. If you are new to the area and are unsure you can always stop the into Ascension Parishes own local uniform store, The Uniform Post and they can help you out with all you will need.

They have shorts, skirts, spirit shirts, polos, sweater shirts, jackets and can even add the school’s logo that’s in compliance with schools policies. The Uniform Post in Gonzales has been in our area since 1999 so they are more than familiar with the rules so no need to worry if your jacket or polo shirt is in compliance with your school’s rules.

Smart Products Are Not Always So SMART When Comes To Your Ascension Parish Home.

We are addicted to home products that will make our lives easier. Smart homes are trending here in Ascension Parish. People in the area have been rushing to stores to find the right “Smart” products to make their home not only easier for them to live in but also be more appealing to home buyers that are on the fence about a newer smart home over older technology.

Below, I’ve listed some products that really didn’t make the grade for being “Smart” for your Ascension Parish home.

To really feed your narcissistic tendencies, you need the “Selfie Mirror” – a product that really makes people fall more in love with themselves. When The Sound Of The Flush Is Too Much.

Believe it or not, they have come out with a toilet that has Bluetooth technology, so you can really work with the acoustic sound of the space by piping in your favorite Justin Bieber tune via connection to your toilet. It’s not a cheap though. Kohler has one for $5,625.00. Not only is the price point just plain stupid for something that really should be an in and out kind of process, it goes way beyond dumb for most residents of Ascension Parish since we are a much more practical community.
