Our home is where we lay our weary heads at the end of a day. We cook, eat, sleep, party, watch television, bathe and so forth. The truth is, we spend a lot of time there. What we don’t think about is, where we live could be making us sick. Since the Great Flood of 2016 we all have gotten a crash course in the dangers of mold and especially black mold, but their are other things that can make you sick which we forget about or just didn’t know could be an issue. If your home was built before 1978 your home has the potential of having lead paint. If your home was inherited you may not even know the paint in your home could cause a potential health risk. Children have been known to eat paint chips because they taste sweet which can cause neurological problems and growth delays. And even the dust released by these paints can be harmful to the very air your family breathes. Lead paint may also cause behavioral problems, learning disabilities, seizures and in extreme cases, death. Many homes built before 1980 contain asbestos in old floor tiles, ceiling tiles, roof shingles and flashing, siding, insulation (around boilers, ducts, pipes, sheeting, fireplaces), pipe cement, and joint compound used on seams between pieces of sheetrock. Some homes have insullation in the attics called vermiculite that may contain asbestos. The biggest danger for asbestos is when it becomes airborne and the fibers are released into the air. If you are unsure if there is asbestos in your home before starting any remodel or renovation project have an inspector check your property, “When in doubt check it out” , they can take samples of areas in question and even point out others you may not have thought about to make sure its asbestos free. If you do have asbestos you must have an asbestos remediation company remove the contaminated areas and state this on your property disclosure when you decide to list your home to avoid possible litigation.

Did you know that some of the newer laminate flooring has been shown to contain toxic chemicals that could possibly make you ill? I didn’t, but a few years back several companies even recalled some of their wood floorings because of the health risk. The major component being formaldehyde which can be released causing health effects such as: eye, nose, throat, and skin irritation, coughing, wheezing, and allergic reactions. Long-term exposure to high levels of formaldehyde has been associated with cancer in humans and laboratory animals. Carbon Monoxide

Carbon Monoxide is a colorless, odorless, and tasteless gas that can kill you and your pets. We all have heard the horrible stories of people forgetting about the car running in the garage, killing the whole family inside while they slept. Many of us have gas stoves in our home and ventless fireplaces. When the gas is introduced and burned it releases carbon monoxide poison into the air. Without proper ventilation this build up can be deadly! Gas companies have added an odor to natural gas so you recognize a gas leak but carbon monoxide is the odorless silent killer. A carbon monoxide detector is fairly inexpensive and some act as a fire detector as well, make sure to change the batteries in these devices every fall and spring and test them in accordance with the manufacturers instructions to be certain they operate when you need them most. They are available at most hardware and home improvement stores.

I know I said it earlier many of us have had enough of hearing about mold but as time goes by and these homes that have been flooded go on the market I strongly suggest you hire an inspector that is also a mold inspector. How Social Media Has Changed the Real Estate Market in Ascension Parish.

The towns of Gonzales or Prairieville are a considerably smaller town than let’s say New Orleans, but even here social media has made marketing real estate a whole new game. Five years ago it was unheard of to advertise a home on Facebook or Twitter. I can distinctly remember having a Tuesday morning meeting where we agents were told that we have to a Facebook account. That, at the time, was met with moans and groans. Most of the agents in my office and in the area believed that this type of marketing wasn’t necessary to advertise and market homes. If anything it was an intrusion into people’s lives and their privacy. Fast forward to 2016, and you’d be hard pressed not to find a home being listed in your news feed from a real estate agent. You know why? Because it works! It works better than print ads, better than post cards and way better than an open house. Those same agents that were groaning about placing a home for sale on any social media site are now begging me to show them the way. The people here in Ascension Parish are slow to grasp on to the idea of change, but when we do grasp it, you better hold on tight because we know what works. We now have an online newspaper that everyone reads called the Creole. I get many of my ideas for blog posts from it. Many people in the area have used social media to sell everything from clothing to lightly used baby cribs just at a click of a button. We get it now, and it’s powerful.

Today, I’m happy to help the agents that blew my ideas of social media advertising off as child’s play and silly. It gives me satisfaction to know that now they come to me as the expert, because I truly understand how all of it connects. I know how and what times are the best to share a marketed listing and when and where to post video tours. My own marketing looks much better than several years back. I started a whole new YouTube channel so people wouldn’t even see the older videos. The new one looks and feels more polished and these subtle changes help with marketing each and every home. Because I was so eager from the start to understand and jump on the social media marketing train, I now can pass this information and knowledge to my listings and to my future buyers. The biggest thrill is to see how many times one of my listings has been shared on social media. The “likes” are nice, but the real joy is how many times it’s shared. It’s like the old commercial for shampoo, “she’ll tell two friends, and she’ll tell two friends, and so on, and so on.” Social media is the same principle. You don’t even need to be a marketing wizard to use it, but you do need the skills to know when and where to put your listings to get it in front of the right people. This takes time to learn. Many over-zealous agents will flood their social media feeds with ridiculous amounts of self-promotion. This alone will make your social media marketing plan fall like a deck of cards.

I know the trendy thing is to love coffee. Every time I mention the fact I’m not a fan I get “the look”. You know the one where people make that face that shows they think you have some kind of major problem. Their face gets mildly less screwy when I say, “I love hot tea” which in turn usually I get the response “I just love a chamomile or green tea”. I try to hide my disgust for such the mention of these kind of teas, They do little for me personally other than make me feel like I’m trying to do some deep, cleansing colon treatment before a colonic. It’s like a punishment to my soul to have to drink them, Seriously, GAG!.

The tea that makes me want to open my eyes in the morning, that soothes my tummy when upset and warms my soul on a bad day is the black ones. Watching that boiling hot water pour over a tea bag, making that golden hue of lovely liquid begins my day with pure joy. (a tad over dramatic, but I seriously love the stuff.) If you don’t drink tea often, black teas are the dark rich teas like Assam, Earl Grey and Darjeeling. There are many other varieties but these are my favorite.

A couple of weeks ago, I was able to visit a tea shop in Baton Rouge called Red Stick Spice Co. They have many varieties of black tea blends (and even my not so favorite ones as well). The black teas they do have are super, mega, delicious. I’d highly recommend them if you are wanting to jump into tea drinking.

I buy my everyday teas are at World Market in Baton Rouge. They have many varieties of daily black teas, including PG Tip’s, Typhoo, and my personal favorite, Barry’s Irish Breakfast. It’s just a hop, skip and jump from Ascension in Siegen Lane Market Place.

I know that this blog post has nothing to do with real estate in Ascension Parish. I just wanted to share my love for good tea and where you can find some good ones (in my opinion).

Checklist: What you need your first night in your new home.

The first night in a new home is super exciting but also hectic. We tend to forget about the little things when the boxes start arriving that we will need. Here is a checklist of items that you should have with you as soon as you get the keys to your new home.

Why Not go FSBO in Ascension Parish?

Of course me being a REALTOR® I am going to tell you why “For Sale By Owner” doesn’t really work out in everyone’s best interest. That’s my job right? Well, I am going to be honest, it does workout for some people. They sell their home fast for the price they want, but could they have avoided the paperwork and aggressive marketing stress? Could they have put themselves in danger because they hadn’t properly vetted the possible buyers? Could they have gotten it sold faster? Could they have not wasted their precious time with unqualified buyers? The answer to all those question is without a doubt YES!!!!!!! Let me explain.

On the first point it is my job to educate buyers and sellers to why “For Sale By Owner” is not always the best idea. We in the industry know our market better than anyone. We know what’s selling. We know the best marketing plan. We know when a home is overpriced and isn’t worth what the “For Sale By Owner” is asking. Most of all we know how to put together a contract that protects the buyer and the seller. We know our profession. So much goes into buying and selling a home. It isn’t just the contract. You have to understand and know the right people. For instance, do you know the closing attorneys in your area that specialize in your type of sale? A REALTOR® does. You have to know the right inspectors to inspect the home for buyers – a REALTOR® does and for less money than finding one on your own. Not to mention any addenda to the contract if something during the transaction comes up. Most “For Sale By Owners” do not protect themselves using the right verbiage or addenda from negotiated terms after the contract is signed. In the end, this costs them money and possible litigation.

Onto my second point – pricing the home. Most sellers are trying to sell the home for what their neighbors got down the street. So if the home down the street sold for $200,000. They want the same thing. Guess what? The appraisers know that the sellers are not paying a commission to the agents and may give you less value to your home because of it. Also, both pricing and values fluctuate and decrease, so in order to have your home priced in line with the rest of the comparable homes, you need to know the market. A REALTOR® does and can give you the best competitive price for your home.

PAPERWORK!!

When I began working in Ascension Parish as a REALTOR® the sales contract was 3 pages. Now its 7 pages. When I put in an offer to send to the listing agent I have a minimum of 15 pages to send. All of these pages are to protect the buyer and the seller. I add addendums and disclosures, so everyone in the process is aware of the “in’s and out’s” of the transaction. These forms wouldn’t be used in most cases when you are buyer or selling a “For Sale By Owner”. Furthermore, I know what the sales contract means – every single line – something that only an experienced REALTOR® or an attorney would know.

Security

We live in a day an age where we don’t really know everyone in Ascension Parish. At one time we knew someone in your family. Whether it be your momma or your sister’s cousin, somehow we could figure out who you belonged to. It’s not that way anymore. Our Parish has grown in leaps and bounds, but with that we need to be careful who we allow in our homes when we are trying to sell a property. Our safety, even as a REALTOR®, when we show homes to prospective clients is forefront. Not too long ago an agent was kidnapped and killed, because she showed a home to a prospect that she hadn’t vetted first. It can happen to anyone, and you have to know what questions to ask to know if they are serious or just want to stake out your home to rob you blind at a later date.

I make sure that ALL of my listings have a SUPRA® lockbox on them. I know who’s come to your home and at what time. These are “smart” lockboxes and I receive a text message letting me know anyone who come into your home using the keys from this lockbox.

Sold faster? Really?

This is statistically true, You can just do a quick Google search in your area and you will see that not only does a REALTOR® sell it faster, they get more money for your home. When you list on your local MLS you are presenting your home to ALL the agents in the area that are members of the MLS. This means that if they have a client that’s been waiting for a home in your price range, they will be sending that client the home the minute it hits that market. Generally most agents don’t even look at the “For Sale By Owner” website since many will not pay the buyer’s broker a commission, or the website isn’t updated regularly and the home had been sold months ago. A REALTOR® knows how to market your home with professional photographs, the right kind of marketing, and how to showcase your home in the best light with staging and decluttering.

In closing I’d like to say this. I personally handhold each one of my clients. It’s just the level of service I like to provide. Some people have had great success selling their home themselves, but more than many have not. Wasting many weekends hoping someone would call to see their home, I take personal pride in helping sellers not waste their precious time or their safety with unqualified buyers. I make sure buyers do not waste their time with homes that are over-priced when listed “For sale by Owner”, as do many agents. That’s why “For Sale By Owner” isn’t the best way to go when you want your home sold fast. It doesn’t save you money, because you had to pay all those mortgage payments waiting for a buyer. In the long run it cost you.

The 5 Best Places to Eat in Ascension Parish …… A personal opinion.

Whether you are looking for a quick bite to eat or sit down for a family meal, Ascension Parish has many restaurants to choose from. In the last 10 years the choices of types of food has broadened greatly. As the parish has grown so has the taste buds of my fellow Ascension Parish neighbors. Even though our area is considered small in comparison to Baton Rouge or New Orleans, that doesn’t mean we don’t have some amazing food and passionate people making tasty treats. I’m listing 5 of my personal favorite places to visit:

My first choice is Don’s Seafood, for what I consider to be the best Fried Catfish with Red Beans and Rice I have ever had. Several years back my home had been hit by a tornado off of HWY 930 in Prairieville. Early in the evening my doorbell rang , Ray Stonemark, the restaurants co-owner, handed my whole family a hot plate of fried catfish with red beans and rice – something I wouldn’t normally ask for in a restaurant. It was absolutely delicious. The Catfish was so crisp. The red beans were creamy, and the rice was fluffy – the perfect pillow to the red beans. Not only was it the perfect comfort meal after something so scary, it really was just down right, damn good food. I’ll never forget it, and my family gets this meal from here often.

This is not a sit down and eat type of place, but they do have great burgers. The lines run long most of the day when you drive through, but it’s worth the wait. The burgers are always fresh, hot and oh so delicious! Many may remember the old location on Airline Hwy. This newer one is a big improvement as far as exterior, but the burgers are just as good as before. My kids love the milkshakes.

Love this Mexican Restaurant! As soon as you walk in the front door you can watch them making homemade tortillas. The service is kind of slow, so I would go when you are not in a rush. My family loves the Cheese Dip (Queso). We order it with the fresh hot tortillas, and the steak fajitas are sooooo good.

I love sushi, and there are many places to choose from now here in Ascension Parish, but the4 Hello Tokyo location in Gonzales was the first. Their food is so good that they opened a new location right down the road in Prairieville. From the hibachi grill to the fresh rolled sushi rolls, it’s worth trying for yourself.

The lines are long during dinner time but for good reason. From the huge homemade cheese sticks, to the fresh boiled crawfish, this place has everything south Louisiana loves about seafood.

The BIG mold lie in Ascension Parish.

The big MOLD lie told to us in Ascension Parish
I fell victim to this scam as have many others. Days after the flood, a rumor was spread that the state and the Parish requires the residents affected by the Great Flood of 2016 to have a “Mold Certification”. As a realtor this verbiage made sense to me, I have heard it in my dealings with the buyers requesting a “Termite Certificate” stating that the home was free of wood destroying insects, including termites. Not a required form to the sales contract but is usually requested by many buyers to be done at the seller’s expense. As of yesterday, I learned that this was not true, just a rumor that was spread through social media and inspectors who offer these mold inspections at a cost of $500.00 plus dollars. A pretty hefty price to pay nowadays since everyone throughout the Parish have lost so much. I’m not saying that mold remediation companies are a scam, many reputable vendors in our area have been doing amazing work treating homes in our area but if anyone is trying to tell you that you have to have a “Mold Certificate” before hanging up your sheet rock, they have been misinformed. Quoting General Landry from Via theCreole.com said “homeowners are permitted to perform their own mold remediation work without any license, but special guidelines and steps for mold removal and prevention should be followed. What LSU Football means to us in 2016.

 

new-lsu-picIt’s that time a year again – LSU football season! Even with the historic flooding that spread all over Livingston, East Baton Rouge, Ascension and many other Parishes, people are still hyped for FOOTBALL! They are putting up their mold respirators and mucking materials in lieu of the tell-tale LSU purple and gold. Last night, I was scrolling through Facebook, and my feed was no longer filled with pictures of homes torn down to studs and piles of belongings parked in the front lawn. Nope. It was pictures of Les Miles eating grass and tailgate parties of past years – purple and gold everywhere. It was so nice to see all this again. A sense of our community coming back together after we have lost so much. I guess, it’s the perfect time for our minds to be distracted for a few hours to see those fighting tigers take the field. We need this distraction to keep us moving and energize us in a way that only the people of South Louisiana can understand. The expression has been said many times, “We bleed purple and gold”. With this kind of theme running though our minds, of course the people of south Louisiana would be excited. One quote I pulled from Facebook last night really made me want to write this post. It came from my friend Desire’ Mann. It reads “The television is louder, the wardrobe is carefully coordinated, and everything is planned around THE SCHEDULE!! Geaux Tigers”! She nailed it in one sentence. No matter what this community goes through – hurricane, tornado, or even a historic flood – we love our Tiger’s, and nothing is going to stop us from watching and supporting them.

Of course we have a long way to go before we are back to the way were before the Great Flood of 2016. The Tigers hitting the field just makes us remember that we didn’t lose it all. We still have family, friends, what’s left of our flood soaked homes and of course our LSU Fighting Tiger Spirit… just one more way our house can feel like home again. GEEEEEEEAAAAAAAUUUUX TIGERS!! LSU!!!

The emotional impact of the Great Flood in Ascension Parish and the Greater Baton Rouge area.

We in South Louisiana are a resilient people. We spring into action when there is a tragedy. The Great Flood of 2016 is the epitome of who we are as a community. I saw ordinary men take fishing boats in the middle of the night to rescue people from the flood water that engulfed their neighbors’ homes. The media labeled them the “Cajun Navy”. I s witnessed churches all over the Livingston, Ascension, and E. Baton Rouge Parish quickly organize make-shift relief centers that delivered, food, clothing, cleaning supplies, and offered shelter, helping many in their personal communities and outside their own towns. I saw more compassion from the people of South Louisiana than from our own federal government. It was extremely humbling to me, and I’m so grateful I live here. Although I am a transplant, I’m never leaving for this very reason, but as I type this blog, I worry about the emotional distress this flood will cause. My worry comes from the strong sense of pride. I’m concerned that people will only treat their home for mold and brush off the emotional trauma of what this “Great Flood” has done to their sense of security. Many people take great personal pride in their homes. This is where their babies take their first steps. This is where we spent many holidays with family and friends. Some even get married in their homes, and in an instant, it was washed away in the middle of the night. How could this not weigh on your soul? Its going to be a long road ahead, but please recognize the signs that you may not be “okay” mentally. Your home may get new drywall and flooring, but your spirit needs rebuilding as well. Below, I’m listing some signs that, if you notice, you should seek some professional advice to help you feel at home in your soul once again.

Not everyone will have an emotional reaction to the flood, and those who do will react in their own unique way. Some of the more typical emotional reactions may include:

• Recurring dreams or nightmares about the floods

• Trouble concentrating or remembering things

• Feeling numb, withdrawn or disconnected

• Having bursts of anger or intense irritability

• Persistent physical symptoms (i.e.,headaches, digestive problems, muscle tension, etc.)

• Being overprotective of your family’s safety

• Avoiding reminders of the flood

• Being tearful or crying for no apparent reason

These are just some examples. There are many other ways we react and cope. If you feel like you need more help emotionally, do not feel like you are alone. Many in our community have been affected, and you should never feel ashamed in seeking professional help. I’m not really sure how other Realtors go about “blogging” but I don’t want to look like other realtor blogs. I just want to emphasize who I am, to you the reader first. I have often said, “I’m not the set the world on fire real estate agent”. I’m not looking to close 40 houses in a month, having a huge team behind me doing all the work. Not one time would a client’s name come up that I wouldn’t know who they were talking about, because I take the time to invest time in each relationship I make with a client. Time is so very precious for everyone these days, we never seem to get enough in a day. So you can see how I work could benefit so many buyers and sellers out there. Home buying is stressful and if you had the agent that would call you just to check in on you during this process, it can and does ease your mind during the transaction.  I won’t say, every person that walks into an open house becomes my client but the ones that do become a client are a part of my life. I’m quick to respond to questions. My phone is at my side always and if I don’t answer it’s because I’m either with a client or I’m showing homes to potential new clients. That being said, Everyone gets a call back in a timely manner, never will you wait days for a response, I’m here for you. I know my job, I know my market, I know how to negotiate (my favorite part) but mostly I understand people and how they should be represented. So that’s it folks, my first blog post.
